Ground Floor Living Approved In Bahria Town Karachi
Bahria Town Karachi has made an important announcement for its residents and investors. The restriction on constructing only two floors (Ground + 1) for residential plots has been lifted, providing homeowners with greater flexibility. And, residents are now allowed to live on their ground floor while the first floor is under construction, offering more convenience during the building process.
Freedom to Live While Construction of Your House in Bahria Town Karachi
Previously, Bahria Town Karachi imposed a restriction where residents could not occupy their houses in Bahria Town Karachi if only the ground floor was completed. They had to wait until both floors (ground and first) were fully constructed before moving in. This rule made it difficult for homeowners to manage living arrangements and construction timelines.
Now, with the new policy, residents can move into their ground floor homes with an approved No Objection Certificate (NOC) even if their first floor is still under construction. This change brings much-needed relief for Bahria Town Karachi property owners who must settle into their homes while continuing construction.
Key Highlights of the New Construction Policy:
Approved Drawings for Flexibility: Homeowners must submit all architectural drawings for single- and double-story villas at the time of submission. The building design must allow easy conversion from a single-story to a double-story, offering flexibility for future expansion.
Scrutiny Fee for Ground Floor: A scrutiny fee will only be charged for the ground floor villa design process. If a client later decides to construct the first floor, the standard scrutiny fee will be charged again for the additional floor.
3D Views Requirement: 3D views for both single-story and double-story villas must be submitted at the time of elevation approval, specifically for plots 500 sq.yd. and above.
Design Considerations: At the time of drawing submission, the architect must ensure the design is adaptable for future expansion from single-story to double-story.
No Mumty on Single-Story Villas: The new SOPs clarify that mumty (roof structures) are not allowed on single-story villas, though hatch stair access to the roof is permitted.
OHWT (Overhead Water Tank) Requirements: The overhead water tank for single-story villas must meet the approved sizes for double-story villas, ensuring consistency across plots:
- 125 sq. yd. (500 gallons)
- 272 sq. yd. (800 gallons)
- 500 sq. yd. (1,500 gallons)
- 1,000 sq. yd. (2,000 gallons)
- 2,000 sq. yd. (2,500 gallons)
Temporary OHWT: Temporary (fiber) overhead water tanks are allowed but should not be visible from any side of the villa.
Parapet Wall Height: The parapet wall height for the villa can be between 4′-0″ and 5′-0″.
Structural Engineer Requirements: The structural engineer must design the building according to the requirements for a double-story villa, even if only constructing a single-story at first.
MEP Consultant: A Mechanical, Electrical, and Plumbing (MEP) consultant must provide provisions for a double-story villa, ensuring that these systems can support future expansions.
Why This Policy Change Matters for Homeowners in Bahria Town Karachi:
- Move-in Sooner: Residents no longer have to wait for the entire home to be completed. They can live on the ground floor while finishing construction on the upper floors, making it easier to manage timelines and finances.
- Flexibility in Construction: This policy provides flexibility for those who want to focus on ground-floor construction first. It gives homeowners the ability to stagger the construction process without disrupting their living arrangements in BTK.
- NOC-Approved Living: Bahria Town Karachi will now issue a No Objection Certificate (NOC) for residents to live on the ground floor, even if the upper floor is still being built, ensuring that the move is legally authorized and safe.
- Budget-Friendly Home Building: By allowing phased construction, homeowners can spread out their construction costs over time. This reduces the immediate financial burden and provides more control over the project.
